Environmental Site Assessments are performed prior to property transfer or the closing of industrial and commercial real-estate transactions to determine if recognized environmental conditions exist on a subject property.

Phase I Environmental Site Assessments (ESA)
A Phase I Environmental Site Assessment (ESA) is the gold standard for evaluating the environmental liability associated with a real estate asset. A Phase I ESA is used to identify actual and potential environmental concerns and contamination at a Site which may impact the property value or affect claim to an “innocent land owner” exemption following acquisition. American Environmental performs ESAs in accordance with the most recent American Society for Testing and Materials (ASTM) Standard E 1527-05, Standard Practice for Environmental Site Assessment.

Financial institutions frequently require that a Phase I ESA be conducted to accomplish this task. This assessment will provide you with information to assist in making an informed business decision. Overlooking this concern can cost you substantial future environmental expenditures, even if you did not create or contribute to the contamination.
American Environmental Phase I ESA includes:

A review of historical and current environmental records and documentation pertaining to the Site, including review of Sanborn Insurance Maps, aerial photos and USGS 7.5′ topographical maps;
Regulatory records review, including Federal, State, Local and Tribal records concerning the property and the neighboring properties;
Performance of an on-site visit to view present conditions and evaluate any likely environmentally hazardous site history;
Evaluation of risks of neighboring properties upon the subject property;
Interview of persons knowledgeable regarding the property history (past owners, present owner, key site manager, present tenants, neighbors);
Professional report, including conclusions and recommendations concerning the property, based on our professional judgment and findings.

Our ESAs include extensive documentation of a property’s environmental condition, providing resolution of detected recognized environmental conditions and, when necessary, recommendations to bring these conditions to closure.

Phase II Environmental Site Assessments (ESA) / Subsurface Investigation

If the Phase I ESA indicates there is a potential for environmental impact, American Environmental can provide a Phase II ESA / Subsurface Investigation. The Phase II ESA will evaluate the environmental impact and assess the nature and extent of the concern. The Phase II Environmental Site Assessment determines whether suspect conditions identified during a Phase I ESA have impacted the environmental quality of a property.

A Phase II ESA normally entails collecting representative samples of surface stains, subsurface soils, soil vapor, groundwater, and/or building materials at precise locations to properly characterize a potential source of contamination. In-field screening is utilized for real-time analysis of soil and water samples and to identify additional locations for sampling.

American Environmental has extensive experience with Underground Storage Tanks used to store fuel oil for the heating of buildings. Regularly assisting clients, we perform all aspects of the closure process including permitting, tank excavation and removal, applicable soil sampling, assessments, remediation and closure reports.

Leaking Underground Storage Tanks (LUST)
Leaking underground storage tanks (LUSTs) can contaminate the soil and ground water if the contents of the tank spill and come into contact with the surrounding soil and groundwater. When petroleum gets into the soil, vapors can sometimes build up in confined spaces, such as septic tanks, sewers, and basements. Petroleum vapors entering homes presence a risk to human health as well.

Tanks leak for many reasons. The tank and associated piping may be improperly installed / maintained, the tank may be overfilled, or the tank walls may corrode. If an underground tank is more than 10 years old, and if it is made of bare steel or coated steel, the chances for a leak are increased dramatically.

If you suspect or identify that your underground storage tank is leaking or detect a spill, contact us to develop a corrective action plan to remediate the petroleum contaminated soil and groundwater to levels well below applicable regulatory standards.
